Contains mistakes, and it is overpriced even if it were mistake-free.

Some of the cards are mis-matched to the answer. The question will be about Dave's life estate to a boat, but the answer will be about Anton's contingent remainder to a castle... not just a mistake in names, but literally a total swap to some random card.

It's very convenient though, and finding the substantive mistakes is a good exercise if you already know the material from other, equally expensive sources... but the question-answer mis-matches is really frustrating when you spend time to work out a problem, just to find out you'll never know the correct answer.
